Located just South of the Essex Crossing / Seward Park Urban Renewal Development in the Lower East Side, Broome Street Development is a large, new, mixed-use, mixed-income development that houses a variety of critical community and cultural heritage organizations based in the Lower East Side.The project is comprised of two mixed-use buildings of 460,000 total square feet that contains 495 units of market rate, affordable, and senior housing.

The Suffolk building provides 378 mixed-market rate and affordable units in a 30-story volume. The Norfolk building provides 115 affordable apartments for seniors in a 16-story volume, including a full floor suite with a lounge, game room, yoga/activity room, and a social services office. Additional project amenities include a community room and outdoor roof terraces, with a rooftop pool.


The design concept for the project originated as the intersection of two dominant building typologies in the Lower East Side: the 6-story walk-up tenement, and the ‘tower-in-the-park’ typology. This conceptual dialogue is expressed by a stacking of 6-story volumes – further subdivided into 3-story groupings.
